So, I'm a month late to the party, but thanks to everyone for the birthday wishes! I'm 40 now, but I don't feel a day over 12 - no doubt because y'all help keep me from taking (almost) anything too seriously!

Your insurance company will lose this one. The inspector wasn't negligent in any way by turning on the washer and leaving. Just be glad it was a busted hose as that's specifically a covered peril in almost all homeowners insurance policies. Back in 1998, we had some flooding in my apartment because a radiator pressure release valve was faulty. It ruined a bunch of furniture, so we asked our landlord to cover it. They refused, and we took them to small claims court. We lost. Basically, the judge said that if we had any case, it would have had to be against the manufacturer of the valve, as the apartment management had done nothing that could reasonably be expected to lead to the flooding. In retrospect, that seems fair, but at the time I was pissed because I hadn't done anything to lead to the flooding either. Sometimes you just have to take your lumps.

Maybe I should reword. IF you were going to get yours, you would be getting it from the property owner, not property management.

Laziest Thanksgiving dinner ever!

I only get turkey once maybe twice a year...and crave it big time. Just put a small one in for the wife and I.

Not bothering with mash and roast potatoes, veg, dinner rolls etc...

Just the turkey. Oh, and the gravy. What's my favorite part of a turkey dinner? Ripping off hunks and dipping it in gravy. Check! And turkey and bacon sandwiches...check!

**** all the other stuff. The prep and cleanup.

Probably the best part...just the wife and I...no in-laws! [sm=buttrock.gif]
